A window is only as good as its installation. Even a high performance unit will leak air and water if it isn't flashed and sealed into the wall properly. We replace windows as part of siding and exterior renovations, when the cladding is already open and the window can be tied into the weather barrier the right way, and we install windows on new builds and additions.
Each opening gets a sloped sill pan, flashing tape lapped shingle style so water always runs out, low expansion foam to seal the gap and trim that matches the new exterior. If we find rot in the framing around an old window, we repair it before the new unit goes in. Pairing new windows with new siding is the most cost effective way to do both, and it's the best chance to fix the leaks that old windows often hide behind the cladding.

Should I replace windows and siding at the same time?
If both are due, yes. With the siding off, the new windows can be properly tied into the weather barrier and flashed, which is the most reliable way to keep water out.
Do you repair framing around old windows?
Yes. If we find rot or water damage when an old window comes out, we repair the framing before the new window goes in.
